Lowes Resorts came to FKA, who Mr. Jensen worked for at the time and asked them to redesign the $23 million Royal Pacific Resort and cut the cost. Mr. Jensen was able to reduce the budget to roughly $15million without sacrificing the functionality or capacity of the facility. This building has a regional kitchen and food stores for 8 Universal restaurant properties. The largest single line item cut was done with the Roof design. Mr. Jensen eliminated all the internal Rain Leaders and redundant drains for a simple low slope metal roof. "I designed the Roof edge to project the rainwater through Scupper into catch basins sitting adjacent the Storm water pond. " The office manager changed that to the worlds largest Stainless Steel Gutter which cost $75,000!"
